Qualifying Requirements and Information for Applicants

Photo ID

All applicants must provide a driver’s license or other photo ID.

 

Income

Income should be at least 3 times the amount of monthly rent. If self employed or retired a copy of previous year’s tax returns, W-2, or bank statement may be required.

 

Employment

Applicants should have current verifiable employment. An applicant that does not meet all the requirements for the property will require a cosigner. A cosigner for any applicant should meet all qualifying criteria & submit an application.

 

Rental History

24 months verifiable prior residency indicating no outstanding debt to the previous landlord and compliance with all items of the lease and community policies. No late payments over 30 days. Living in a property that is owned by a relative does not constitute a tenant/landlord relationship for rental verification purposes. Owning your previous occupancy can take place of rental history. Occupancy has to be verifiable.

 

Age

All occupants 18 years of age or older must complete an application and sign the lease. Names and ages of all occupants are required to be on the lease.

 

Credit

Credit score of 675 or higher is recommended. A credit report will be processed for each applicant to show at least the last 24 months’ credit history. Low credit scores may require a higher security deposit.

 

Fees

The application fee ($55.00 per applicant) is due for credit and background checks.

The security deposit and one month’s rent (certified funds) are due at the time the lease is signed.

 

Rejection

Applicants may be rejected for the following:

~ Anyone having been evicted by a prior landlord for cause.

~ Falsification of application.

~ Outstanding debt to a previous landlord.

~ Invalid Social Security Number.

~ Failure to pay application fee.

~ Incomplete application.

 

Lease Terms/Landlord Rules

~ Minimum 12-month lease.

~ Maximum occupancy is 7 individuals.

~ Rent is due on the 1st. Late charges start on the 3rd and will not exceed 12% of the monthly rent.

~ Notice to terminate is 30 days prior to expiration date.

~ 3 vehicles allowed. Exceptions possible.

~ Guests may stay 5 consecutive days without Landlord’s written permission.

~ No guests are allowed to stay 10 days within a 30 day period. Exceptions possible.

~ Guests that stay longer than 30 days must be added to the lease.

~ No pets.

~ No smoking/vaping or burning candles on the property.

~ No waterbeds.​

~ Only human waste and toilet paper go into the toilet.

~ No potato skins in the disposal.

~ No attic access or storage.

~ Landlord will maintain the lawn/sprinkler system and provide/install HVAC filters monthly.

~ Tenants are responsible for all utilities.
